Make money with property

My dad is a property lawyer – and at age 82 (him, not me!) I am lucky enough to say that he is still working and adding value. Despite growing up around property, I only really got into understanding the value of property in 2020 when EasyProperties launched. I asked Andrew Hartogh – part of the Narrative team who are partners in EasyProperties and a property guru – to share some thoughts on why we should all invest in (EasyProperties) property.

“There are many benefits to investing in property and I think that property should form a part of any diversified investment portfolio. Below are some of the key reasons to invest in property with EasyProperties:

Earn returns. There are two ways that you will get paid:

  1. Ongoing cash distributions of rental income. Rent is collected and is paid to investors every three months after the property is registered and transfer complete; and
  2. A share of the property’s eventual sale price. At EasyProperties, the intent is that our properties will be sold after five to seven years (full details in the prospectus of each property which investors are encouraged to read) and the proceeds from the sale will be distributed to investors. If the value of the property has increased, so will your returns!

Create passive income. By investing in property, you are creating a passive income stream in addition to your regular income such as salary. It is generally agreed that growing your passive income streams is important for long term wealth creation.

Inflation beating returns. Property investment has outperformed inflation over the long term:

  1. Property price growth, while experiencing short term fluctuations, continues to keep pace with inflation over the long term; and
  2. The rental income from SA property increases each year when the lease expires and/or the tenant renews – typically by around 6% per year.

Invest alongside the best. In the past, property investment has only been available to institutions and wealthy individuals. EasyProperties allows anyone and everyone to invest to start growing your own property portfolio with no minimums.

Diversify your investments. The value of shares in companies can change quickly and bad news such as poor earnings, fraud or changes in technology can lead to significant decreases in the value of shares. Property is often seen as a less risky investment than shares and the value is not affected by changes in prices of the stock market.

Utilise leverage. Due to the stable nature of property investments, it is possible to safely use bank debt or leverage to increase returns. EasyProperties uses bank debt through a mortgage bond equal to 30% of the purchase price for each property purchased on the platform. This conservative use of debt increases your returns.

Hands-off property investment. When you invest in property on EasyProperties, all the management of the properties (tenant placement, rent collection, property maintenance) is done for you. All you have to do is wait for your returns to be paid to your account.
